OVERVIEW
A city built in about two years, and kept off the map
Oak Ridge sits west of Knoxville, tucked into the ridges and bounded by the Clinch River, and it is the only city around here that was designed all at once instead of growing into itself. In 1942 the U.S. Army Corps of Engineers bought roughly 60,000 acres and built a city that did not appear on any map. It was called Clinton Engineer Works at first, after the town just up the road, before it took the name Oak Ridge.
This was the headquarters of the Manhattan Project. At its peak the population passed 75,000, and almost none of those people knew what they were actually working on. That story is not a footnote here. It is in the street layout, in the original housing, in Jackson Square, and in a set of museums that are genuinely worth your afternoon whether or not you ever buy a house here.
Today the population is closer to 33,000, and Oak Ridge National Laboratory and the Y 12 National Security Complex still anchor the economy, which gives this city a steadier employment base than most towns its size. Here is the honest trade off: a lot of the original housing stock dates to the 1940s and was built fast. Some of it has been beautifully updated and some of it has not, and the difference between those two is the whole ballgame. Bring me with you, and bring a thorough inspection.

Manhattan Project National Historical Park
Oak Ridge is one of three cities in this national park. Check the current tour schedule before you plan around it, because access to the sites changes.

Historic Jackson Square

The original commercial center of the secret city, and still the most interesting few blocks in town. Coffee, lunch, small shops and a lot of history in one walk.
Local makers and antique stores
Oak Ridge rewards browsing more than it rewards a shopping list. The good stuff is small and independent.

Give Back Local
The Oak Ridge Animal Shelter at 395 Belgrade Rd, 37830 is the one I point people toward here, and it happens to be right around the corner from Hops and Hounds. Adopting is wonderful, and so is fostering, donating or giving them a few hours. If you are landing in a new town and want to meet people who care about the same things you do, this is a very good front door.

How is the commute to Knoxville?
Pellissippi Parkway and the Oak Ridge Turnpike are the two routes people use, and plenty of Oak Ridge residents work in Knoxville and the other way around. My standard advice applies here more than anywhere: drive your actual route at your actual hour before you commit. A Sunday afternoon test drive will tell you nothing useful.
Is Oak Ridge still a government town?
In the sense that matters to a buyer, yes. Oak Ridge National Laboratory and the Y 12 National Security Complex anchor the local economy, along with the contractors and suppliers around them. That is a big part of why this market behaves differently from a typical small city, and it is a real consideration if you are relocating here for a position with any of them.
What should I know about the 1940s houses?
That they were built quickly, for a city that went up in about two years, and that the quality of what has happened since varies enormously from house to house. Some have been taken down to the studs and redone beautifully. Some have had eighty years of patching. I am not going to tell you to avoid them, because some of them are wonderful and priced well. I am going to tell you to walk them with me and to budget for a very thorough inspection.
Is there lake access?
Yes. Melton Hill Lake runs along the north side of the city, with Melton Lake Park and the greenway on Melton Lake Drive, and the Clinch River wraps around toward Haw Ridge. You do not have to own waterfront to be on the water most weekends.
