OVERVIEW
The valley that changed its name
Karns is an unincorporated community in northwest Knox County, sitting in the Beaver Creek Valley between Beaver Ridge and Copper Ridge. Oak Ridge Highway runs straight through the middle of it and functions as the commercial spine, which is where most of the everyday errands happen. Unincorporated matters here: you are in Knox County, not inside Knoxville city limits, which affects taxes and services.
This was Beaver Ridge first. In the 1950s the community voted to rename itself for Professor Thomas Conner Karns, the first Superintendent of Public Instruction for Knox County. The Old Beaver Ridge Cemetery, established in 1815, is still here, which tells you how long people have been putting down roots in this valley.
Growth has pushed this direction from Hardin Valley and the Pellissippi corridor, so newer construction now sits alongside long held properties and bigger lots. Here is the honest trade off: Karns is not where you go for a restaurant row or a nightlife scene. What you get instead is more room, quick access toward Oak Ridge and West Knoxville, and a community that still runs on its own park and its own calendar. Plenty of people choose exactly that, on purpose.

Seven fenced acres for big dogs and a separate acre for the small ones, with shelters, water fountains and a walking path. The closest real dog park to Karns and worth the few minutes.
Beaver Creek
Karns sits in the Beaver Creek Valley, so a long leashed walk near water is easy to find without getting on an interstate.

Maintained by the Karns Lions Club. A public pool with ramp access, an all inclusive accessible playground, a rental picnic pavilion, four baseball fields and a community building. This is the heart of the place.
Plumb Creek Park

Not just the dog park. There is a walking path and a disc golf course, so it holds up as its own outing.
Melton Hill Lake
North of here past Hardin Valley
Boat ramps, a fishing pier and a swim beach. Closer to Karns than most people assume.

No. Karns is unincorporated Knox County, which means county services and county property taxes rather than city. Worth factoring into your budget, and worth asking me about if you are comparing it against an address inside city limits.
Karns or Hardin Valley?
I get this one constantly. Hardin Valley has more new construction and more activity along its main road. Karns feels more established and more spread out. They are close enough that you can drive both on the same afternoon, and I would rather you do that than pick from a map.
How is the commute?
Oak Ridge Highway is the main artery, and Pellissippi Parkway is a short hop through Hardin Valley when you need Interstate 40 and 75. My honest advice is the same as always: drive Oak Ridge Highway on a weekday morning before you commit, not on a Sunday afternoon.
Is there much to do right in Karns?
Straight answer: the pickleball complex, the community park and a handful of neighborhood restaurants. For a real night out you are heading toward Hardin Valley, Turkey Creek or downtown. Most people who choose Karns are choosing the space and the easy drive, and they are completely happy with that trade.
