KNOXVILLE AREA GUIDES

West Knoxville

Six ZIP codes, a dozen distinct communities, and the most misunderstood label in the county. Start here, then pick the neighborhood that actually fits.

OVERVIEW

Nobody can agree where it starts or stops

Here is the honest truth: West Knoxville is not a city, a town, or a line on a map. It is a direction, and it is how people around here talk. Broadly it means everything west of downtown along the Kingston Pike corridor, running out toward Farragut, plus the ridges and valleys sitting north of it. Six ZIP codes carry the label most often: 37909, 37919, 37922, 37923, 37931 and 37932. Ask ten locals where it begins and you will get ten answers, and all of them will be delivered with total confidence.

The label grew alongside the city’s push west. Knoxville annexed Bearden and West Hills in 1962, and building kept moving out Kingston Pike from there, first toward Cedar Bluff, then Turkey Creek, then Hardin Valley. Each wave left behind its own housing, which is why one corridor can hold mid century houses, 1990s subdivisions and brand new construction within a few miles of each other.

Convenience is the whole appeal. Groceries, medical, retail and interstate access are all close, and you rarely have to plan an errand around a drive. The trade off is traffic, particularly on Kingston Pike and Northshore Drive at peak hours. My real advice: West Knoxville on a listing tells you almost nothing by itself. Start with the community, not the label. That is what the pages below are for.

THE COMMUNITIES

Pick the one that sounds like you

Bearden and Sequoyah Hills

37919
Walkable, established, full of local business. Sequoyah Hills brings the 1920s planned streets and the river frontage.

Hardin Valley

37932
Ridges, valley floor and a whole lot of new building. One of the fastest changing corners of the county.

Northshore and Choto

37919 and 37922
Water access, larger lots and the quieter end of West Knox. Where most of my lake conversations start.

Karns

37931
Room to spread out in the Beaver Creek Valley, with Oak Ridge and West Knoxville both an easy run down the highway.

Farragut

37934
Its own incorporated town, with its own parks system and about twenty miles of greenway. Planned, and it shows.

Concord

37922 and 37934
Lake days on one side, Farragut convenience on the other, and one of the oldest communities in Knox County underneath it.

Living in West Knoxville

The places I actually send people. A few sit just outside the West Knoxville ZIP codes, and I have said so where that is the case.

Bring the Dogs

Plumb Creek PetSafe Dog Park
1517 Hickey Rd, 37932
Seven fenced acres for big dogs and a separate acre for the small ones, with shelters, water fountains and a walking path.

Lakeshore Park
5930 Lyons View Pike, 37919
The leashed walk everyone in this half of town defaults to, and for good reason.

Third Creek Greenway Park
3110 Sutherland Ave, 37919
Flat, shaded and long enough to actually tire a dog out.

Get Outside

Lakeshore Park
5930 Lyons View Pike, 37919
River views, wide paved loops and open lawn. If you only see one park on this side of town, see this one.

Victor Ashe Park
4901 Bradshaw Rd, 37912, North Knoxville
Just over the line, and worth the drive for a bigger park day.

Third Creek Greenway
3110 Sutherland Ave, 37919
Connects a surprising amount of the west side without putting you on Kingston Pike.

Eat Local

Sticky Rice Cafe
100 Jack Dance St, 37919
Completely gluten free, over near the mall. If someone in your house cannot eat gluten, this is the first place I tell you about, because you can order anything on the menu.

Abridged Beer Company
100 Lockett Rd, 37919, Bearden
Their other spot sits over on N Peters Rd in Cedar Bluff, so you have two ways to get there.

Farmacy
Bearden, 37919
A Kingston Pike corridor regular, and the one I name first when someone asks where to eat over here.

Coffee

The Empty Cup
9111 Executive Park Dr NW, 37923
A nonprofit coffeehouse that puts its profits into adoption and foster care programs. This is its only location.

Camp Honey Coffee
Across from Lakeshore Park, Bearden, 37919
Built for stopping in around a park outing, dog included.

Intrepid Nitro Coffee and Tea Bar
West Knoxville
Worth knowing about if nitro is your thing.

Things to Do

Sunset at Lakeshore Park
5930 Lyons View Pike, 37919
If you are trying to decide whether you could live over here, go stand on that lawn at golden hour.

Bearden galleries and public art
Kingston Pike corridor, 37919
More going on along this stretch than the traffic would suggest.

West Town Mall
Kingston Pike, 37919
Still the default rainy Saturday answer for a lot of people out here.

Shop

The Southern Market
Bearden, 37919
Local makers under one roof, and my go to when I need a gift in a hurry.

River Dog Bakery
Bearden, 37919
Treats made for dogs, which means you can bring yours in to pick.

Homberg area boutiques
37919
The most walkable stretch of shopping in West Knoxville, and it has kept its character.

Give Back Local

The Humane Society of the Tennessee Valley is the one I point people toward on this side of town, whether you are ready to adopt, want to foster, or just want to help. Moving is a good moment to think about it, and they will tell you honestly what they need most.

Ready to call West Knoxville home?

West Knoxville covers six ZIP codes. Pick the one you are searching, and if you are not sure yet, that is exactly what a phone call is for.

Questions people actually ask me about West Knoxville

What ZIP codes are West Knoxville?

37909, 37919, 37922, 37923, 37931 and 37932 are the ones that carry the label most often. Most people fold Farragut, 37934, in with it too, even though Farragut is its own incorporated town.

Where does West Knoxville actually start?

There is no official line, and anyone who tells you otherwise is telling you their version. Most locals start it around Bearden and run it west from there. It is a useful shorthand and a terrible search filter, which is why I would rather talk in communities.

Is all of West Knoxville inside the city limits?

No, and this one costs people money. Bearden and West Hills are inside the city. Hardin Valley, Karns and Concord are unincorporated Knox County. Farragut is its own town with its own government. That changes property taxes and which services you get, so it is worth confirming on any specific address before you get attached.

Which West Knoxville community should I look at?

Short version: Bearden and Sequoyah Hills if you want walkable and established. Northshore, Choto or Concord if the lake is part of the picture. Hardin Valley for newer construction. Karns for room to spread out. Farragut for greenways and a town that plans things. Then go drive them, because that list is a starting point and not an answer.

How is the commute downtown?

Kingston Pike is the surface route, Interstate 40 and 75 is the fast one, and Pellissippi Parkway serves the northern communities. All three back up at peak. Drive your actual route on a weekday morning before you commit, not on a Sunday afternoon. It is the single best twenty minutes you can spend.

Thinking about West Knoxville?

Tell me what your week actually looks like and I will tell you which of these communities fits it. That conversation saves more time than any search filter.
